Typically, building plan approvals take 2-4 weeks from the date of submission, depending on the Municipal Corporation and completeness of documentation. With our streamlined process and established relationships with MC offices, we often achieve faster turnaround times. Complex projects or those requiring multiple NOCs may take longer.

Standard documents include: ownership proof (registry/sale deed), plot demarcation certificate, site plan, floor plans, sections, elevations, structural drawings, soil test report, affidavit of the owner, architect's certificate, and applicable NOCs (fire, environment, etc.). We prepare all drawings and compile the complete documentation package for you.

Our fees depend on the plot size, building type, and complexity of the project. Residential approvals typically range from ₹15,000 to ₹50,000 for our professional fees, plus government charges and stamp duties. Commercial projects are quoted separately. Yes, we assist with regularization of existing unauthorized constructions under the applicable state government policies. This includes preparing as-built drawings, compounding fee calculations, and filing applications under the regularization schemes announced by Punjab and Haryana governments. Each case is assessed individually for feasibility.

While our primary focus is Punjab, Haryana, Chandigarh, and Mohali, we do take up approval projects in other states on a case-by-case basis. For projects outside our primary service area, we collaborate with local architects and professionals to ensure compliance with local bylaws and regulations.
